Cancellation & Refund Policy

We operate a Moderate cancellation policy, consistent with our Airbnb listings.

Full refund
Cancel 5+ days before check-in
100% of the total booking value refunded, including any deposit paid.

Cancel within 5 days of check-in
The first night is non-refundable. Remaining nights are refunded at 50%.
No refund
No-show or day-of cancellation
The full booking amount is non-refundable if you do not arrive or cancel on the day of check-in.

Refund processing: Approved refunds are returned to your original payment method within 5–10 business days of the cancellation being confirmed by us.

Exceptional circumstances: We handle genuine emergencies (serious illness, bereavement, natural disasters) with compassion and on a case-by-case basis. Please contact us as early as possible if your situation changes unexpectedly.

If we cancel: In the very unlikely event that we need to cancel your confirmed booking, you will receive a full refund of all amounts paid, and we will do our best to help you find alternative accommodation in the Raglan area.

Booking & Payment Terms

Bookings via Airbnb or Booking.com are governed by the respective platform's payment and cancellation terms, which may differ slightly from the above. The policies on this page apply to direct bookings made through our website enquiry form.

Please ensure the property is vacated by 10am to allow time for cleaning before the next guests. 11am checkout may be available on request — please ask in advance.

Early check-in or late check-out may be available depending on the booking schedule. Please ask us in advance — we'll do our best to accommodate where we can. We cannot guarantee early access or late departure without prior confirmation.

On arrival, you'll find full instructions in your check-in email. Please don't hesitate to call or message us if you have any trouble accessing the property.

Quiet hours: 10pm – 8amPlease keep noise to a minimum during quiet hours out of respect for neighbours and the surrounding environment.

Pets welcome (ask first)We love animals and welcome well-behaved pets, but please contact us before booking so we can confirm suitability.

No parties or eventsThe property is a residential retreat. Parties, functions, and large gatherings are not permitted.

Respect the guest limitPlease do not exceed the maximum guest numbers listed for your accommodation. Additional guests must be approved in advance.

No smoking indoorsSmoking is not permitted inside any of the buildings on the property.
🐱
Resident animals on propertyOur dog Georgie, two cats, and goldfish live on the property. Guests staying in the Homestead or Homestead & Cottage are kindly asked to feed the cats and goldfish during their stay — instructions and food are provided on arrival.

Fire pit & BBQ safetyPlease use the fire pit and BBQ responsibly. Never leave fires unattended and observe any local fire restrictions in place during your visit.
🌿
Respect the landWe are an organic lifestyle block. Please leave the property as you found it and avoid disturbing the gardens, stream, or surrounding bush.

Breach of house rules — particularly exceeding guest limits, causing disturbance during quiet hours, or holding unauthorised events — may result in forfeiture of the security bond and/or early termination of the stay without refund.

The Cottage 2 1 bedroom · 1 bath A peaceful couples retreat. Strictly 2 guests maximum.
The Homestead 6 3 bedrooms · 1 bath King master, queen, and kids' bunk room. Maximum 6 guests.
Homestead & Cottage 8+ 4 bedrooms · 2 baths Standard maximum is 8 guests. Groups larger than 8 are welcome to enquire — we'll consider requests on a case-by-case basis.

Guest numbers above the listed maximums must be approved by us in writing prior to arrival. Unapproved additional guests may result in bond forfeiture and/or termination of the booking.

06 — Privacy

Privacy Policy

When you submit an enquiry through our website, we collect your name, email address, phone number (if provided), and the details of your enquiry. This information is used solely to respond to your booking request and manage your stay.

We do not sell, share, or pass your personal information to third parties for marketing purposes. Your details may be stored in our booking management system and email inbox, both of which are protected by appropriate security measures.

If you book through a third-party platform such as Airbnb or Booking.com, that platform's privacy policy also applies to your information. Please refer to those platforms' terms directly.

You may request access to, correction of, or deletion of your personal information at any time by contacting us directly at the email address on our website. We comply with the New Zealand Privacy Act 2020.
